The Roost provides spacious and comfortable accommodation for guests to relax and enjoy the views and setting.

Entering the house from the front garden, all the downstairs rooms lead off the central hall.

The kitchen, with an extensive range of hand-painted units, is equipped with an oven and hob, microwave, dishwasher and fridge-freezer. A breakfast area next to the large window offers a stunning view of the Howgill Fells to start your day.

Across the hall is a generous downstairs cloakroom/shower room with a large recently-installed open shower, w/c and washbasin.

A double-aspect dining room, with views West up to the woodland and to the South over the orchard, is ideal for a relaxed brunch or an evening meal as the sun sets through the trees.

Perhaps the highlight of The Roost is the double-height lounge. Relax on the generous ‘chaise’ sofa looking through the large French window to the orchard and beyond. A smart TV with Freeview channels is provided, complemented by high-speed ‘B4RN’ broadband and complimentary WiFi – don’t forget to bring passwords for your favourite services.

Upstairs, the house bathroom includes a bath with shower above, with a useful large storage room nextdoor to put your bags for your stay.

The double bedroom offers a king-size bed and ample storage, with a feature arched window looking up the wood – watch for visiting deer especially at dusk and in the early morning. Set well away from the lane, a peaceful night’s sleep awaits.

The whole house has been decorated in a soft colour scheme to complement the warm colours of the woodwork of the doors and stairs and finished with carefully-chosen pictures of the local area.

All windows are double-glazed and the house has oil-fired central heating.
